A Healthy Pace of Development

For the whole of 2020, 7,655 new lots vs. 9,557 permits indicates that residential developments and home construction activities maintained a winning balance this year. From our standpoint as data analysts, we appreciate the near-term sustainability of this dynamic. It supports a year-long forecast in which Ada and Canyon are poised for stable growth in 2021, with sufficient vacant lots supply to promote steady building.

Looking beyond the 2021 horizon, we see a similar operational dynamic with regard to new project submittals. Our tracking shows a reserve of about 4 years' worth of new homes in approved projects, with another 2 years' worth in as-yet-unapproved plans. At this juncture, our data shows that approximately:

• 11,000 lots have been submitted as Final Plats. These are likely to be recorded within the next 18 months.
• 18,500 lots have been approved as Preliminary Plats, but have not yet been submitted as Final Plats. These are likely project phases which will become final plats within the next few years.
• 12,900 lots have been submitted to lead agencies for review but have not yet been approved.

Moreover, we are directly experiencing increased development activity in surrounding counties such as Elmore, Gem, and Payette. And our data shows that similar trends are occurring throughout the state.
