Development Shifts in 2023!
A changing housing market in Idaho creates significant adjustments in building compared with 2022 year-end statistics. Submitted final plat lots and, recorded subdivision lots have decreased from 2022 by 30.3% and 14.5% respectively. Vacant lots and New Construction Building Permits have both increased by .8% and 12.7% respectively.
- Ada County recorded 3,970 New Residential Subdivision Lots with 3,626 New Residential Building Permits. The supply of vacant lots has increased to 6,801 from 6,181 in 2022.
- Canyon County recorded 2,237 New Residential Subdivision Lots with 2,454 New Residential Building Permits. The supply of vacant lots has decreased to 2,802 from 3,346 in 2022.
At the same time, the number of lots in the development process has decreased creating a deficit of new building lots. If development continues in 2024, there may be a shortage of new construction lots.
- At the end of 2023 in Ada County, there were a total of 29,872 Residential Lots in the Development Process:
- Entitlement – 5,803
- Approved – 17,226
- Final Plat – 6,843
- At the end of 2023 in Canyon County, there were a total of 19,759 Residential Lots in the Development Process:
- Entitlement – 5,962
- Approved – 10,607
- Final Plat – 3,190
