Development in 2021 Only Slightly Outpaced 2020
Everyone anticipated the 2021 Idaho housing market to be fast and furious, yet in evaluating the 2021 year-end statistics, data shows that the pace of development stayed largely the same as in 2020.
- Ada County recorded 4,948 New Residential Subdivision Lots with 4,874 New Residential Building Permits to keep the Vacant Lot Inventory close to the standing average of 4,715 lots.
- Canyon County recorded 3,099 New Residential Subdivision Lots with 3,026 New Residential Building Permits to keep the Vacant Lot Inventory close to the long standing 2,414 lots.
Issued building permits started out quickly and then slowed significantly in the third quarter as an adjustment in demand and sales prices cooled residential sales. The pace of lot development stayed consistent throughout the year but would NOT have kept up with the permit pace had it continued.
Several factors contributed to this lag. This first issue is the state of Ada and Canyon residential lot development. In December of 2021, the ‘Pipeline’ for residential lot development was analyzed with the intent of observing lot availability for new construction going forward. The summary is below.
- At the end of 2021 in Ada County, there were a total of 27,810 Residential Lots in the Development Process:
- Entitlement – 6117
- Approved – 15228
- Final Plat – 6465
- At the end of 2021 in Canyon County, there were a total of 17,148 Residential Lots in the Development Process:
- Entitlement – 7529
- Approved – 6401
- Final Plat – 3218
