Treasure Valley Market News
The 3rd quarter of 2021 issued 1,612 new residential construction permits compared to 2,066 new subdivision lots recorded. This boost in new subdivisions coupled with a decrease in building permits augments more vacant lots to the outstanding inventory for a net positive gain of 454 buildable lots.
HILLS CENTURY FARM NORTH NO 2 in Meridian is one of several large subdivisions recorded during the 3rd quarter, consisting of 134 buildable lots. Top builders Corey Barton Homes (CBH), Blackrock Homes, and Hubble Homes led the charge in both Ada and Canyon counties for new residential permits.

Building permits volume and housing sales statistics reflect diminished construction this quarter, while demand remains high:
- Year-over-year MLS data shows a decrease in new home sales volume when compared with Q3 of 2020, down from 1,258 to 726 homes sold.
- A substantial increase was observed in average new construction sale price ($157,606 +33.6%) and existing home sale price ($162,663 +36.2%) since Q3 of last year.
- New construction average sale price increased from $580,425 to $627,144 (+8.5%) during Q3.
- For existing homes, average sales price in Ada County rose from $602,140 to $622,562 (+3.4%) during Q3.
MLS sales statistics show similar changes across the state, with most activity located in Ada, Canyon and Kootenai counties.
Our comprehensive tracking of new Developments in Ada and Canyon counties reveals insight into "pending” lots. Our data indicates that approximately:
- 11,000 lots have been submitted as Final Plats. These are likely to be recorded within the next 18 months.
- 17,000 lots have been approved as Preliminary Plats, but have not yet been submitted as Final Plats. These are likely project phases which will become final plats within the next few years.
- 20,000 lots have been submitted to lead agencies for review but have not yet been approved.
