Treasure Valley Market News
The 2nd Quarter of 2021 issued 2,214 new residential construction permits compared to 1,687 new subdivision lots recorded. This is a slight dip from the 1st Quarter as we see the laws of supply and demand of building materials in full swing.
Several large residential developments were approved in Nampa and Meridian during the 2nd Quarter. These developments include Sunnyvale Subdivision No. 4, a 95-lot residential development in Nampa; Apex SE No. 2, a 99-lot mixed use development in Meridian; and Pine 43 No. 3, a 128-lot residential development in Meridian. The developments have been approved and are currently under construction.
Top builders such as Corey Barton Homes (CBH), Toll Brothers, and Hubble Homes led the charge in both Ada and Canyon counties for new residential permits.

MLS Sales Statistics show a decrease in new home sales volume when compared with Q2 of 2020, from 923 homes to 839 homes sold. In Ada County, average new construction sale price increased from $464,699 to $580,425 (+24.9%) and average time on the market decreased from 57 to 18 days since Q2 of 2020. Median new construction increased from $416,181 to $514,100 (+23.53%), while existing homes' average sales price saw the largest increase from $405,217 to $602,140 (+48.6%) from Q2 of 2020.
Comparing Q1 to Q2 of 2021 shows a substantial increase in both new construction average sale price increase of $74,159 (+14.6%) and existing home sale price of $37,558 (+6.7%). MLS sales statistics show similar changes across the state with the most activity being located in Ada, Canyon and Kootenai counties.
Our comprehensive tracking of new Developments in Ada and Canyon counties reveals insight into "pending” lots. Our data indicates that approximately:
- 10,500 lots have been submitted as Final Plats. These are likely to be recorded within the next 18 months.
- 16,500 lots have been approved as Preliminary Plats, but have not yet been submitted as Final Plats. These are likely project phases which will become final plats within the next few years.
- 17,000 lots have been submitted to lead agencies for review but have not yet been approved.
